Dear Clark Terrace Neighbors,

There have been some occasions of water leakage and damage in the master bath areas as a result of loose tiles and fixtures around the bath tubs.  This problem can and has caused water damage and mold in the walls of those areas as well as in units below.  It is important for owners to know that repairs for damage of this sort are not the responsibility of the HOA, but to the offending home owner (CC & R’s, page 27).  These repairs can be quite extensive and expensive. Moreover, many insurance companies are reluctant to bear the cost of repairs when the damage has been caused by long term leakage (negligence), which means that the home owner must bear the entire cost.  The HOA is only responsible for repairs resulting from leaking pipes and other failures within the walls of the structure. 

We urge every homeowner and tenant to inspect all water areas in their units for loose tiles, fixtures and seepage.  This would include bathrooms, under sink areas, kitchens and washer area.  Engage the services of a professional if you are not sure.
